So I planned on paying my $255 balance this friday morning when I'm paid yesterday Inoticed a late charge or $50 now today you guys added legal so how you excpect someone to catch up more then half the rent was paid so now you wanna file ?!?!?!?!?!? doesnt make sence to me I only had a balance of 255 left i had already paid late fees twice. but now u wanna slap on legal fees wow !!! Im disgusted with the way this place is ran I thought it was great to live in when I first moved in but its nothing but problems!!!!!! So you mean to tell me if I pay 305 thats inclduing the another late fee...

Hi Dayna - I am sorry that you are frustrated with your fees. The late fee schedule has not changed since you signed your lease and initialed that you understood the costs of paying your rent late. Legal fees are charged to your account the day of court filing, because that is when the court charges us. If rent is not paid in full on the first of the month, there is a $30.00 late fee on the 2nd. If we still do not have a resident's entire monthly rent by the 6th, there is an additional $50.00 late fee. If a resident has still not paid by the 12th (this date can vary by a day or two depending on the court's calendar) we seek legal remedy. Court costs are based on the amount of leaseholders and can range between $150 - $210 depending on the number of leaseholders. The amount charged back to the resident is determined by the courts.

I apologize if you are having problems with your heat and water. I do not see a work order for you since mid November. Please let us know exactly what issues you are having with your home so that we can put in a service request and take care of your needs when we call you today with your balance.

Snow Not Shovel and Frost in my Home

Feedback Problem for The Courtyards

I've called maintenance since this morning and my snow still have not been shoveled. I have two small children that I care not to take to the emergency room for having frostbite or flu. Im not understanding how my home was missed and others were shoveled around mine. I would like for these matters to be handled accordingly. I know its cold and you are working hard but I need to go to work tomorrow and my kids need to leave with me. PLEASE HELP...

Hi Satira - at this point all the sidewalks and porches should be shoveled. I wll make sure that yours is done right away if they missed it somehow. They have not had a chance to go behind cars yet, but will start that shortly.

Ok, so in November I requested someone to come out and check our heat vents because there is a rushing water sound all throughout the house where the vents are located. BIG SURPRISE....NO ONE CAME OUT. Now, on the coldest day of the year my house is freezing and is not getting heated properly. I wonder why. I go to check on my maintenance request and its been cancelled by you guys. Way to go. I guess my heating problem is no big deal to you. Can someone come fix this noise and fix the heat so that my daughter, husband and I can no longer suffer? We don't even leave the master bedroom...

If you live in the building I live in theres no heat or hot water today!!!! I've called the office they said there aware of the situation.Hopefully its fixed quickly because this isnt the first time without heat for us as well and today its dangerously cold out and tenets need heat and hot water to live..!! I hope they take care of your other problem too good luck!!

I'm trying to pay the remaining balance on my rent and I keep filling in all the info and clicking pay now and then the screen flashes and wipes out all info ... ive always paid online never had a problem , is there a problem with it tonight ? I dont wanna be charged a late fee so I was trying to pay before midnight:( ive tried 3 times now same thing keeps happening .. please let me know what can be done asap ! Laundry

Feedback Idea for The Courtyards

Why can't there be a quarter machine on site at the laundry facility? It seems as though every time I go into the office and ask for quarters, they are never available. Some people have difficulty getting transportation to a bank, or lack a bank account all together. It would be a great service to our residents to have a change machine to get quarters. After all, most other laundering services offer change machines and with the increase in prices, this is a no brainer. Besides, there are cameras in there so what's the push back?...

There is a lot of air coming through the windows. .doors. ..and air conditioning outlet. Please advise as to how you all will handle this problem. My Dte bill has almost tripled this month trying to stay warm<br /> <br /> thanks

So I work mon-fri 9-6 and when I come home from why does the temp inside feel like the temp outside. I called and complained and the guy in the office asked was my thermostat working properly...first off I've been here for almost 3 yrs and there is no thermostat in sight. So you guys mean to tell me I should have this in my home and its been overlooked? I'm not happy my son recently suffered from one of the worst colds he's had EVER! I believe the temp in my apt plays a major so something needs to be done ASAP!...
