Fluctuating water temperature - Spruce Knob 2902-2910; Leasing office phone - not operating

Feedback Problem for Spruce Knob

Today, 11/13, there was no hot water between about 7:30pm to 8:20pm. The water was lukewarm - tepid. I noticed the same yesterday, 11/12, at about 6:30pm and then it came back later in the evening. This is not a water usage problem but might be a signal that your water heater sensor is failing again as in the previous years. I called the Spruce Knob office to report the problem but there was no connection. Check your phone - it might not be operational. My phone is working - I tested it by calling other numbers. Would appreciate that you take a look into the water temperature fluctuation...

Thank you for bringing this issue to our attention! I am really to sorry that there was an issue with the hot water! You were exactly right about the sensor- we had a contractor out first thing this morning and he cleaned the sensor and was able to get it up and running. We are looking for a more permanent solution for this issue, as this is not the first time it has come up. We will continue to monitor it over the next week but please keep us posted should you experience this issue again. 

As for the office phone, I have submitted an inquiry to our IT department to try and trouble shoot what the issue may have been to make sure that it is resolved moving forward. I apologize for the inconvenience!

Excessive ice

Feedback Problem for Spruce Knob

The sidewalks throughout the community and down Birch Hollow.are extremely icy and are not accessible. Please do not question my intelligence and blame it on the weather conditions or the temperature because in front of the office there is no ice and on the other side of Birch Hollow dr there is no ice. Does anyone that works in the office walk the ever walk the property especially after an extreme weather event? Someone is going to get extremely hurt or injured.

Thank you for taking the time to bring this issue to our attention. You are absolutely right- it took us much longer to get the sidewalks cleared of snow and ice and I truly apologize for that. We were unprepared and inefficient. The maintenance team stayed until the walks were cleared of ice last night and I walked them personally this morning and was happy with the result. If there are any areas where you feel we did not meet your expectation, please let us know and we will get it taken care of!

Office Closing Early Today

Due to inclement weather, the Leasing Office will be closing at 5:oo pm today. The maintenance team will continue to work through the afternoon and have sidewalks and drives cleared and salted for your morning commute. The Leasing Office will resume normal businss hours tomorrow, Tuesday, from 10:00 am - 6:00 pm

In the event of an emergency, please call the Leasing Office and follwo the prompts through to the on-call emergency maintenance team.

Snow accumulations are steadily increasing and are expected to continue throughout the day. Our dedicated maintenace team is already hard at work clearing and salting walkways. With the snow expected to fall steadily into the early am hours, this will be an all-day commitment. Our plan is to have the drives and walkways cleared for your morning commute.

Office Closing Early Today

Today, Thursday 10/31/19, the Leasing Office will be closing at 3:00pm to celebrate Halloween with family and friends.

Normal office hours will resume on Friday, 11/1/2019, from 10am - 6pm.

Security issue. Laundry room lock in bldg 2902 not automatically closing

Feedback Problem for Spruce Knob

The lock of the external laundry room in bldg 2902 - Spruce Knob is sticking and does not automatically close. Door needs a hard push to close. When I came to use the laundry room, I found the door left ajar. It is Friday afternoon and it would be good if it could be addressed as soon as possible so that it does not become a security issue. I left a message in the Spruce Knob office and also a repair request, so I hope that it will be addressed today. This door is many times left ajar and the lock purposefully set so that it would not close. I would appreciate it if maintenance personnel...

Spruce Knob - illegal garbage disposal & recycling bins

Feedback Problem for Spruce Knob

In the recent feedback on garbage, Melissa inquired how many recycling bins are needed in the unit area 2902-2916. Until a few months ago, for over five years, this area had 8 bins. As garbage pick up day approached even that number did not always suffice. Now we are down to four bins for all of these units. Is there a reason why we cannot have 8 bins? Another problem is that there is no control over who uses our garbage bins. On a number of occasions, I have noticed cars pulling up to our lot to quickly dump furniture, appliances or other refuse in or around the bins. They are not residents...

Thank you for taking the time to provide feedback and your dedication to Spruce Knob, to its residents, and for recycling! I just spoke with Recycle Ann Arbor about this issue- if they see a trend that the recycle bins are not all being used to capacity each week, they relocate the bins to other areas in need- which is what happened with the "missing" bins from those areas. After speaking with them, they have agreed to bring 2 additional bins to the 2906 enclosure area and 2 additional to the 2912 area. That will give a total of 6 in each of those areas. They should be delivered within two weeks. If we find that is not enough after a few weeks, we can request additional bins. 

As for the garbage dumping, I share your frustrations. I can certainly look into additional signage at the enclosures to discourage this behavior. As for the charge to the residents, the garbage fee is a flat fee every month, regardless of quantity. Aside from that, it is an eye sore on the community and something I will work to resolve.
