Announcement for Sapphire Winter Park

Dear Residents,

We are so excited to join your community and I wanted to take a moment to inform you of some upcoming changes that will be happening in the next few weeks. These changes come in our efforts to create the best quality of life for our residents.

We are happy to announce landscape additions are scheduled to begin after the New Year and will be completed during the month of January! The pressure washing of stairs and sidewalks has already started today and should be completed by next Wednesday. 

One of the changes you will be experiencing will be with the billing of your utilities. At this moment you are being billed a flat rate for these utilities. We will be transitioning in to a to a RUBs system, which is used at other communities and many apartment communities. We wanted to share with you a description of RUBs so you may understand this change and how your bill will be reached;

With a RUBs system, our billing company will evaluate the water consumption of the community and the usage is then divided by building. In order to reach your apartments bill, a charge is assigned by number of occupants in each apartment. (IE an apartment with 1 occupant will pay a percent less than an apartment with 2 people, and so on.)

We will also be eliminating the valet trash service provided by Trash Butler. We have found that eliminating valet trash at our other communities to be extremely beneficial. It eliminates pest and rodent issues, we will no longer have exposed garbage at your doors and you will not have to worry about having trash set out at a certain time.

I have received concerns from some of our residents regarding squirrels and bats in their buildings causing disturbances and damages. I wanted to inform you that we are currently working with Florida Pest Control to address these issues. Please contact us If you are currently experiencing this issue and have not notified the office yet.

With the exclusion of the trash valet, will this be reflected in our rent amount?

Good Afternoon,

I hope that you and your family had a wonderful holiday. With the exclusion of valet trash, the rates will be adjusted accordingly. It is our goal to make sure that all changes that are taking places at Sapphire are communicated to residents in enough time to prepare monthly budgets. Once the adjustments have been made, we will make sure that each resident is made aware of the updates and changes.
