Billing Spike

Hello Olivia Flats,

This is a friendly note to let you all know that we are aware of the spike in your utility bills. We have been working with our billing company to resolve this issue for you in a timely manner. Next week, we will be conducting a mandatory walk through of each unit to ensure there are no plumbing leaks, running toilets etc. You will be receiving a notice on your door in regard to this plumbing check. Hello Alia,

Do you have an update regarding the spike and when we will be reimbursed for the exorbitant utility bills? Mine was the highest it’s ever been this month, nearly three times as much as it has ever been. Each month the bill rises more, and I know other residents are also concerned that we have yet to receive reimbursement, but are forced to pay the higher rate as to not incur a late fee.

Please advise.

PEST CONTROL UPDATES

Good Morning Residents,

Starting this week we are officially switching pest control providers! Previously, we were with Massey, but in order to serve you all to the best of our abilities, we have chosen to switch providers. We will now be working closely with Florida Pest Control for any and all pest related related issues. Along with this change in provider will be a change in service dates. Previously we had a Friday service date, but with Florida Pest we will have a Wednesday service date. If there are any questions or concerns you are more than welcome to give the office a call...

Door Closers

Hello Olivia Flats Residents,

Our technicians have placed door closers on the front and back door of the home to ensure the doors close after each resident enters and exits the building. We will soon be changing the access code to the property to eliminate non residents from utilizing your washer and dryer. Please stayed tuned for the code change.

In the next few weeks, you will see that we will be removing some of the older Mckinley mats that are located in amenity spaces, as well as at some residential doorsteps.

We have ordered several new Mckinley mats that will be placed at amenity spaces and community entrances. We always want property to sparkle and the addition of brand new mats will look amazing!

As we prepare to welcome 2018, I wanted to remind you that your January 2018 rent payment is due on or before Monday, January 1, 2018. Please make the necessary arrangements to make your rent payment. Since the first of the month falls on a Monday and our leasing office will be closed in observance of the New Year’s holiday, please place your payments in the drop box.

We want to make sure your rent is paid on time to avoid any late fees being applied to your account. Paying rent on time can allow you to use the additional $150.00 in late fees towards those...

I hope you have all had a wonderful holdiay season and that you are ready to welcome 2018 with open arms.

I wanted to inform you of our Leasing Office hours for the upcoming New Year’s Day holiday weekend so that you may plan accordingly.

The leasing office will be open during regular business hours from 10am to 6pm today.The office will then remain closed on Saturday, Sunday and New Year’s Day.

The office will re-open on Tuesday, January 2, and will be open from 10am to 6pm for the remainder of the week.

Grilling Stations and Fire Pits

In preperation for the upcoming Christmas holiday I wanted to give you our adjusted office hours. The office will close today, December 22 at 6:00 pm and will remain closed through Christmas, December 25th. Our office will re-open on Tuesday, December 27th and resume normal business hours.

Tree Trimming Monday and Tuesday

It is very important that property always looks gorgeous! With that being said, on Monday and Tuesday we have a landscaper coming to trim the trees around property. They will be trimming any palms and other trees that are slightly over grown. This will not be invasive to you home. Please utilize caution as you are navigating through property grounds.

Good morning, We hope that you remain in a safe place following Hurricane Irma. We want you to be aware we have a large number of contractor crews from Orlando heading to Hyde Park, South Tampa and the entire West Coast today to begin to survey and assess all of our communities and initiate the clean up and repair efforts where ever needed. If you did evacuate, you may wish to check local websites regarding curfews as well as your utilities providers to determine if any power outages, downed wires, flooding, etc. We will continue to keep you updated as best we can in the days ahead. I live on the north side, and it has not yet for me. I heard a rumor that the south side of the complex has power but I haven't been able to confirm that. I heard that around 11AM today.

I hear ya!!!! We have running water though, and it even gets a little warm. Lawn maintenance was in today clearing debris and local gas stations are starting to get gas again. We are slowly getting back to normal!
