For tomorrow only, 9/14/2018, we will have restricted leasing office hours. We will be closed for lunch between 12pm and 1pm. Our after hours line along with emergency maintenance will be available should any emergencies arise. All other inquiries we will address promptly after 1pm.

Mailbox Key and Gate

Feedback Problem for Hyde Park Flats

We still have not received our mailbox keys after being here for nearly three weeks. Also the only security, sans our front door, still has not been repaired and opens with no code.

Good afternoon,

           I apologize that you have not received your mailbox keys at this point. I did make sure to add a work order to replace them for you. I will see that this is resolved in the early part of this week. We did have quite a few emergency work orders due to a large amount of rain and heat during the last two weeks. But regardless I understand the importance of having access to your mailbox. 

The front entry gate was repaired but it seems we are still having issues. I have called the vendor to come back out to repair the gates and make sure they are secure.

Labor Day Weekend Hours and Rent

I wanted to send a quick reminder that even though the 3rd falls on Labor Day, rent is due on the 1st and late after the 2nd of each month. Late fees will be billed on the morning of the 3rd, so please remember to get have your rent in by Sunday, September 2nd. Please reach out to the office at 813-304-2776 with any questions.

It is always important to be reminded of helpful safety tips to keep you and your family protected at all times. We urge you to report ANY suspicious activity, such as people walking or driving up and down the property, checking for unlocked doors or looking in windows and vehicles.

The most important thing you can do is call the police to report a crime or any suspicious activity. You are the eyes of our community!

Hi Corey! One of the benefits to living in the Hyde Park area is the walkability to nearby shopping and dining areas. If your visitor felt uncomfortable walking alone, however, I would suggest that she look into ride sharing services, such as Uber or Lyft, that would drop her off within the community. If this is not a viable option, then I would suggest that you meet her at her parking location to either pick her up or walk with her back to the community. At the very least, I would recommend that she call you so that you can stay on the phone with her until she reaches your apartment. I understand your frustration regarding the visiter parking availability, however this is not something that is able to be changed. We do want to encourage and promote personal safety awareness at all times, whether you are within the community or elsewhere. As always, I do appreciate your feedback and concern. Please know that we are here to assist you whenever possible and will do whatever we can to ensure your happiness within our community. Thank you and I hope you have a wonderful weekend ahead!

Oh damn is that one of the benefits of living in this community? Been living in this community over a year. Had no idea. I admire your problem solving for my situation. If only you’d administer the same problem solving for the visitor parking fiasco. But apparently that’s unsolvable. Then again it’s not your problem is it?

Hi everyone! My name is Kara Young and I just recently joined the McKinley Hyde Park team as the new Community Manager. I come to you with 15 years of property management experience. I was born in New Orleans, LA and my home is now in Saint Petersburg where I love spending time with my two fur babies Brees and Abby. I enjoy spending my time sailing, playing the violin and traveling. I sail in many races with my father to include the Regata Del Sol from Tampa Bay to Isla Mujeres just off the coast of Cancun in an open ocean race with a distance of 456 miles. LOT'S of fun!

Both of you are mistaken and not addressing the issue of McKinley taking out the trash. I live in Ivy Flats. I have complained about this issue since move in back in April. Ivy Flats trash and/or/both recycling is on Tuesday and Friday.

Thank you all for your patience as we work to get this corrected! The new box that was purchased by our gate vendor was unfortunately incompatable with the wiring and a special box needed to be ordered. It is anticipated that the new box will be arriving tomorrow and they will be installing it as soon as it is received. We will keep you posted on our progress and will inform you of any other unexpected delays. Thank you for your understanding!

There is a strong chemical smell at Olivia Flats, i placed a call to your leasing office this morning to have this addressed and nothing was done. It smells REALLY STRONG and has seeped into the residents apartments, this can make residents sick you HAVE TO PROPERLY AIR THE APARTMENTS THAT YOU WORK IN SO THAT IT DOES NOT AFFECT THE RESIDENTS THAT LIVE IN THE BUILDING. HAVE SOME RESPECT FOR YOUR RESIDENTS!

You have painters out here at Olivia Flats painting one of the apartments, PLEASE MAKE SURE THAT THE APARTMENT IS AIRED OUT BEFORE SO THAT WE DO NOT HAVE TO SIT WITH THAT SMELL ALL DAY! IT IS NOT GOOD TO BE SMELLING THIS ALL DAY! WE STILL HAVE THE SMELL FROM YESTERDAY STUCK IN OUR APARTMENTS.

We are having the same issue in the Olivia Flats Buildings once again, it is not PAINT smell and is however a chemical that you use on the tubs etc. You are not airing the units out before they start the work and so therefore the HORRIBLE chemical smells penetrate the entire building and the residents apartments. Also we have workers coming in and out of the building without being accompanied by maintenance, we do not know who these people are that are in the building. Please note that it is understood that you have to work in the units if needed to re-lease them, however you must notify residents before if there is to be a harsh chemical smell and it is your job as the owners to try and mitigate that smell by properly airing out the unit, hallways and building to avoid affecting your residents. There are many residents in this building that are here during the day and this type of action affects all whom live in the building, also this particular chemical smell lasts for several days, this can make your residents ill.

Hi Nancy, I am so sorry that you experienced this issue again in our building. I did personally speak with the supervisor at the company who completes our tub and countertop resurfacing explaining the concerns that we have received. It is an epoxy paint that is used, which is stronger smelling than standard paint, but they do use air movers in order to ventilate the area as much as possible while work is being completed. This has been paeticularly difficult, as you know, at Olivia Flats due to the window locations and so we discussed breaking up future projects into different days in order to reduce the smell that occurs at one time. I truly hope that this resolves the issue for you as we want for you to be happy and proud of your home with us! Please know that we are always here for you and happy to help any way we can. We hope that everyone is having a great summer so far! Hopefully everyone is getting excited for some fun Independence Day festivities with friends and family!

We wanted to inform you that our offices will be closed on Wednesday, July 4th, in observance of the holiday. Please visit our offices before Tuesday at 5pm if you are expecting any packages or if you need to speak with our office team for any reason.

We will re-open on Thursday, July 5th, and will resume normal buiness hours from 10am-6pm.

Memorial Weekend Hours

I hope everyone is having a fantastic week! I wanted to let you know our hours for the upcoming holiday weekend. We will be open regular hours on Saturday from 10:00am - 5:00pm and closed on Monday, Memorial day. We will resume our normal hours on Tuesday, May 29th.

All grilling stations will be stocked with propane today, we hope you enjoy your holiday weekend. If you do encounter a maintenance emergency we are here for you, just call 813-304-2776 and our on call technician will reach out to you.

Renewal of Lease

I got a note attached to my door today stating that I will have an inspection of my place for the upcoming resident due to my upcoming move-out, but I was never offered the chance to renew my lease. Is this not an option/is there someone I could speak to about the option of lease renewal?
