You will certainly be missed. You always made it a point to go out of your way when it came to making sure your residents were comfortable and taken care of properly. All communities experience some battles one way or another; you handled each and every battle better than any Community Manager I’ve dealt with. You make your residents feel appreciated in the community rather than a dollar sign. Again, you will be missed, but I wish you the absolute best in all your future endeavors.

August Statements and Prorated Rent

Announcement for Multiple Communities

Dear Residents,

Many of you have received your August billing statements. For the residents that have lease expirations in August and will be moving out, these statements will not reflect the pro-rated rent amount that will be due on August 1st.

Additionally, our system is not able to prorate rent until after the move-out has been processed. If you have auto-pay setup for the month of August, it is highly recommended that you cancel your auto payment as it will not prorate your rent and the full rent balance due reflected on the account will be drafted. Independence Day Hours!

Announcement for Multiple Communities

Dear Residents,

The leasing office located at our Arbor Flats location will be closed on Thursday, 7/4/19 in observance of Indepenednce Day! We will reopen for normal business hours on Friday, 7/5/19 at 10:00 am. Emergency maintenance will still be available during this time should anything arise.

We know that unexpected maintenance emergencies are extremely frustrating. We appreciate everyone who called, put in work orders and followed up with us regarding this issue. You all are the best!

Feedback Problem for Arbor Flats

No communication about the water leak until this morning is unacceptable, we are a community of good and patient people when informed. In this case a lot of confusion and frustration could have been lessen with notice to the residents within a reasonable period of time. It seems that the water went out before 10 pm and by 8 am there was still no communication about what happen, who is working on it and when can we expect for the water to flow again. How would you feel given the same circumstances?

Hello Patrick,

I understand your frustrations and we apologize for the inconvenience, however this matter has to do with the City of Tampa and they are getting the repair completed as soon as possible. Once we have been provided with more information we will be able to update our residents as well. This came as a unforeseen occurrence to us as well without any notification from the city. 

Please know that we are doing everything we can within our means to make sure the situation is resolved as soon as possible.

10+ hours without water

Feedback Problem for Arbor Flats

Further confirmation for me that McKinley Properties has given up on Arbor Flats: 10+ hours without water and no update or communication. This is not a 3rd world country - it’s obvious that no one from the office or McKinley Properties lives in this complex, or this would have been fixed well before residents woke up.

Hello Jeannette,

Unfortunately, this matter is deeper than we originally thought. The City of Tampa water main line is under repair, due to this this McKinley's technicians are not permitted to do the repair work. We are all patiently waiting on the City of Tampa to finalize the completion of this work and hopefully will be provided with an update soon to let the residents know. 

We apologize for the inconvenience however, this is a matter that is out of our control at this time.

You guys should probably get your stories straight. There is a plumber on site working on the issue and you’re saying that the hold up overnight was a city issue? Who is working on restoring water? A plumber? Or the city? I can assure you that the city would not allow residents to go without water for more than 12 hours unless there was a catastrophic incident.

Ha! Stole the words right out of my mouth! First it was their plumbers THEN it was the city...but they’ve always known it was the water main, so what changed?

Water Still Out- estimated repair by 11am

Hello Residents,

There is a plumbing company on site now fixing the main water line leak that happened overnight. They estimate that the repairs will be completed by 11am and the water will be turned back on at that time. Thank you so much for your patience and understanding as we try to resolve this issue as soon as possible.

Those of us that live here know that the water is still out. Also, this didn’t happen overnight. I called the emergency number at 9:20pm. Not acceptable to not have access to water for more than 12 hours. The response to this problem confirms the complete lack of respect for residents.

City of Tampa does not have a record of any water outage on there side in the area. City of Tampa states that if they were to make repairs they would notify residents prior. 813.274.7400.

That is correct. I called the City of Tampa water, as well. I was told that I was the 3rd person in the last hour that called from our apartment complex complaining. They are going to send someone out to see what is going on.

Main Water Line Leak

Residents- there is a main water line leak currently at the property. It is being repaired, however residents of certain buildings may have the water shut off at times tonight as the repairs are made. Thank you for your understanding.
