A scheduled PayLease maintenance update is scheduled on October 27th from 12:00 AM - 6:00 AM. The PayLease website, payments application, and integrations will be unavailable during this time, and residents will be unable to make a payment . There is no action you need to take. Your concerns are being heard! As you may have noticed, the maintenance technicians have started to pressure-wash all of the communities as well as paint the communities. We have received a few recommendations to spruce up the grounds and our amazing maintenance team has started to pressure-wash and paint. We are also working to restock and provide the tools and equipment in the community amenity areas. With that being said, please be mindful of wet paint when leaving and entering your apartment home. This is just a friendly reminder that rent is due today, October 01, 2019. There is a grace period through the 2nd and rent is officially late with a $100 late fee on October 3rd, 2019. If any outstanding balances over $100 are present on the 11th of the month there is an additional $50 late fee that applies. Recently we have received a few concerns regarding residents and their guests smoking in the community. I just wanted to send a friendly reminder that our properties here in the Tampa Bay Area are smoke-free communities and it is important that we abide by these policies:
1. This is designated a smoke-free community. Smoking is absolutely prohibited in all buildings and common areas, public and private spaces, including, but not limited to, apartment units, building hallways, laundry rooms, storage areas, vestibules, offices, parking lots, drives, sidewalks...
For a month or so, from inside my apartment, I can smell marijuana being smoked on an almost daily basis. I don't know which neighbor it is but my apartment pulls the smoke in somehow. It's been done so much that I smell it in my apartment almost entrust now and when people come over they almost always ask if I was just smoking marijuana because the scent is so strong. I've looked outside to see if someone is smoking it near by and I haven't seen anyone. I'm pretty sure someone is smoking in their apartment and it's coming through through the vents...
