Announcement for Conway Forest

Good Afternoon Residents,

We wanted to take a moment to first apologize for all of the inconvenience you are experiencing in our compactor area. Please know that we are working diligently to have the compactor up and running as soon as possible. We have placed an order for a temporary trash bin until the new compactor arrives. We are truly sorry for this inconvenience and we will keep everyone updated as we receive more information.

Hi Meralis! It is good to know that the dumpster issue is being addressed. We would have preferred to know that the issue was being addressed when it first became a problem, which was more than a week ago. Without hearing from any of the community staff, it is easy to presume that nothing is being done and the problem is being ignored. In future, please post alerts as soon as a community-wide issue arises. There are many residents who do not regularly check email or use this online forum. Thus, when a community-wide issue is ongoing, please put notices on apartment doors. As residents, we all want to know that our management personnel are actually managing the property. Thank you.

Good Afternoon Conway Forest Residents,

I hope everyone is enjoying their week so far! I wanted to remind everyone of a few important rules and regulations here.

Residents always need to have a parking decal on their car. Any visitors must only park in visitors parking or you run the risk of being towed. Future Resident parking spots near the office are not for visitors. We want to make sure everyone has a place to park when they come home. If you notice any violations or on-going issues, please bring it to our attention so that we may address it....

What exactly is the issue with the trash? I just walked over there and it is over flowed with garbage. That is ridiculous! And what is managements solution for residents until you get it fixed? It’s not acceptable for you to tell us to keep trash in our apartments. But that is crazy that it has gotten to the point to where it’s overflowing to the street. I’ve tried calling to speak to someone but I haven’t been able to get through to a person on the phone in the office for months now. So maybe I can get a response this way.

Our compactor is down. The issue is being worked on and in the meantime, we do have an extra dumpster that was delivered today. You do not need to keep your garbage in your house. We are working diligently to get this resolved for you all!

Hey Gaby, thanks for your time and help. The extra garbage, especially the furniture, is a function of tenant churn. When people are leaving, they simply don’t care. There are 2-3 moving trucks on property every weekend. What have you guys identified as the cause of this and what are you guys doing to keep tenants from leaving?

Hi Gaby! Thank you for the reminders. These few reminders do not address other ongoing issues, such as bicycles that are chained to the stairwell railings, light fixtures that are broken, etc. We desperately need for management to do a community-wide walk-around, every day, to look for potential issues and address them promptly. As for cars that do not have parking stickers, this is a real issue. We see almost as many cars that do NOT have a parking sticker as we do cars that have stickers. This is also an issue that needs to have management's direct attention. A staff member needs to, literally, walk around the entire parking lot area and tag vehicles without decals. Thank you.

Jankovarik I agree about the parking and other issues. As someone who has lived here for 8 yrs, you can definitely see a difference in the care given to the community by the staff. Maintenance used to walk the whole property every morning picking up trash and checking for issues throughout the community, I don’t see that anymore. The parking is an issue, especially people and vendors illegally parking and using the handicap parking spaces. I don’t drive therefore I don’t have a car and the very few times I have visitors they can never find a spot to park in. Especially on the weekend.

Where can we put our trash?

Feedback Question for Conway Forest

The dumpster area is always FULL! So we where can we put our trash? You increased our waste removal fees in Dec 2018 and there is no room to even walk inside the Dumpster area because it always has discarded furniture and mattresses. You also told us that we would be charged with a fine if you determined that we were not placing our trash bags inside the dumpster itself. I have to take my trash to discard of it at my family's house and that is NOT right!...

Gabriela, thank you for addressing my concerns. There has been NO voicemail or call left by you for me, the resident! Maybe you tried to contact my daughter, who is not available due to her traveling at the moment.. I would appreciate your direct contact to me, since I am the one who actually lives here. ...... and I have not been staying there recently due to the chaos, filth, loud neighbors (not kids, but mooches who constantly knock upon my door), and worry over pets who are left behind there by residents who move out !

Hello! Again our house was full of water after the rain. This has already started to make us very disappointed and wondering what it will be like when it is a heavy rain. The apartment at the moment is not giving us security. And it is still bringing financial disruption to our lives.

I have lived here long enough to renew my lease twice. In the last six months I have noticed a significant increase in police activity on the property. Last month it was the drug task force arresting people in the building to my right. This month it was ATF and Swat arresting people in the building to my left. I’ve had police banging on my door responding to an assault call where the 911 caller gave them the wrong apartment number. I’ve had to call 911 because there were a gang of teenagers threatening to kill one my my neighbors and I just happened to walk out when that happened. You guys...

I agree 100%. It's been over a year and several cars are STILL in visitor parking spaces. When Mohammed left work orders are taking days and/ or weeks to complete. Lauren has been great but the others are very unprofessional, careless and clueless. Just last week someone's work order came to my email address. I know this person's full name, apartment number and the problem they were having in their unit. I called and emailed the office to address this and haven't heard anything as of yet. Unsure if this community has always accepted Section 8 vouchers but I recently learned of this--weeks ago by a neighbor; this explains why the community is changing (HORRIBLE). Perhaps, they're allowing anyone (ghetto, ignorant, unemployed, junkies) with these government vouchers to move here to secure recurring payments for their units. Had I been made aware of this I would have never moved over here.

They have been accepting section 8 for about 6 years. What they really need is some security. Kids come from other places, park by the clubhouse and bring a bunch of booze in to the pool area. They make noise all night long, and trash the place. Nothing gets done about this. I'm pretty over it too, but it's costly to move. Conway area gets more ghetto every year. It's not really about screening the residents. Although I do agree that there's a bunch of cars always parked here that aren't registered and don't move.

I don’t fully understand section 8, but why do I have to pay the overly priced rent & others don’t? This neighborhood has gone downhill over the last 2 years, the lawn guys are terrible, there’s always trash in the parking lot & the parking situation is always a problem. The police activity is very unsettling, ATF, US Marshalls & DEA we’re here just a week ago & no explanations from the management, not even an email.

I agree with all of you. I first started living here when Zack was the manager and it was great maybe not all perfect but I did not have any issues. Unfortunately the place has been downfall. Loud club music after 10pm, trash overflow, trash being left at other peoples side where they live, police activity and some arrests. Just embarrassing...

I agree with all of you. This property has gone downhill significantly since Zach left. Lights are out on the property, trash everywhere. Tenants above leave their meal trash bags in the tunnel or under the stairs. Parking is horrible, trash on the weekends even when it is working is horrible. The landscapers suck! The retention pond has weeds growing our of it. I could go on and on. Where is McKinley?? You can't even get a number for corporate.

AC System is still out

The AC is still broken I have brought this to management attention over two weeks ago. We were promised a new AC unit would be installed. It has not. We were given a window unit. This helps my kids but in a two bedroom apartment my room is too hot. This is not comfortable. This is terrible. We work so hard and come home but can’t relax. This is what I will remember once we leave here. How can I recommend a company that does not care enough to repair the AC system. I did ask for another window unit and was told there is only that one. It’s hot please fix the AC. Action is needed

I have lived here for over a year and when I first moved in, the apartments were all occupied there wasn’t even a model to show. Before I moved out July 2019 I noticed a tremendous change in ppl moving out and in fees on my monthly billing statement, and it was almost impossible to reach someone in the office at times. I understand new management happens all the time, but living here was truly enjoyable in the beginning before this management took over and I feel like all they care
about is making good standing tenants make up for their finance issues. This is the #1 reason why I moved out. On top of that I was charged $100 for cleaning fees after I moved out, and it was taking out from my deposit which I am hoping Gaby is able to work out for me. Especially since I cleaned and left the place in good condition. I really hope they can work out the kinks at this place because the location is prime, but the rent and additional monthly fees are outrageous and in my opinion greedy on there part.

I am appalled, I thought I would leave this place on good turns but no. I have been trying to reach GABY the Assistant Manager for several days now!!!! I guess this is the only way to get her attention. TENANTS PLEASE BE AWARE. THEY WILL TAKE MONEY FROM YOUR DEPOSIT FOR A RIDICULOUS CLEANING FEE once you move out, even after you clean the apartment. I will not let this go. I want my money back, if I have to go to a news broadcast, whoever!! I am furious. It is not right that you guys take our deposit for your own pleasure. I have pictures of the condition I left my apartment and YOU GUYS HAVE THE NERVE TO TAKE $100 FOR A CLEANING FEE FROM THAT DEPOSIT. I CALLED THE OFFICE 30-MINUTES STRAIGHT AND I GOT NO ONE. THE OTHER DAY I CALLED TO SPEAK TO GABY AND CHRIS ANSWERED THE PHONE AND TOLD ME SHE WOULD GET BACK TO ME. I HAVE NOT HEARD FROM ANYONE. YOU GUYS WILL NOT GET MY MONEY AND I WANT IT BACK IMMEDIATELY!!!!
