Water Shut Off Tomorrow

Dear Valued Conway Forest Residents,

We hope you all had a great weekend! This letter is to notify you that on Tuesday, September 10 th , the water to the entire community will be shut off beginning at 9AM due to a main line repair. We are estimating it could remain off for about 5-7 hours . Please make arrangements to be without water in your home for this amount of time. We will turn it back as soon as the repair is complete.

I have never lived anywhere or have heard of anyplace that has so many issues with their water! What is the issue? It seems like at least once a week the water is shut off. Not everybody is out of their homes during the day. So for those of us that aren’t this is a huge inconvenience.

Hi Jessica,

Thank you for reaching out!  There is a crack in a main water pipe underground.  Unfortunately, due to it being a main line, the entire community has to be shut off during the repair.  I sincerely apologize for the inconvenience.  Please know, we will work to have it turned back on as soon as possible.

Attn: Leasing Office and/ or Management,

If we refer back to our emails or the thread of community announcements, every few months the water is being shut off. According to you all, the main pipe is ALWAYS the issue. Why is this? Shouldnt the City of Orlando be made aware of this reoccurring problem? Especially since many people see a spoke on their utility after said "pipe line problem." This is a major inconvenience for your residents, EVERY FEW MONTHS.

Please advise on a resolve with this amongst other things, such as parking.

I agree, it is always the main pipe that needs repaired. I would think by this point there would be another option. Maybe replacing it completely? Would that fix the problem? Like I said in my email yesterday it is at least once a month that our water is being shut off. For those of us that are home during the hours that it is shut off, this is a huge inconvenience. It would be one thing if it only happened once. But this is an ongoing issue. At this point there should be a better resolution.

Jtyler1023, thanks for acknowledging this. I was sharing this info, along with other things with my brother who is a lawyer for the ninth circuit court. He recommended a few things that would probably cause an uproar. Therefore, I'm trying to give them (the leasing office) the benefit of the doubt to make some corrections, considering the revolving door of employees within the past year and a half.
The "main water line problem" is very suspect and I will get to the bottom of it if it happens again.

Shea_Saff thank you for looking into this for and trying to find a resolve. As someone who has lived here for 7 years I can assure you this has been going on a lot longer than a year and a half. The water issue and revolving door of employees. I would just say it has gotten worse in the last year and a half. Thank you for looking into it for us.

Rent Payment Due September 1st!

I hope that your day is going well. A quick reminder that your rent payment is due September 1, 2019. We realize that this is also the Labor Day weekend as well, so please make sure to plan all payments accordingly with the long weekend and holiday. Our offices will be closed on Monday, September 2, 2019 in honor of the Labor Day holiday. Rent will still be due based on your lease agreement and dates and payments will not be adjusted because of the weekend or holiday. Make sure to plan ahead to avoid any issues .

At the moment, Hurricane Dorian is projected to affect Orlando as early as Monday, and southern cities have already begun evacuating. A mandatory evacuation is not currently in place for Orlando. Trash Compactor

Hi Meralis! It is good to know that the dumpster issue is being addressed. We would have preferred to know that the issue was being addressed when it first became a problem, which was more than a week ago. Without hearing from any of the community staff, it is easy to presume that nothing is being done and the problem is being ignored. In future, please post alerts as soon as a community-wide issue arises. There are many residents who do not regularly check email or use this online forum. Thus, when a community-wide issue is ongoing, please put notices on apartment doors. As residents, we all want to know that our management personnel are actually managing the property. Thank you.

I hope everyone is enjoying their week so far! I wanted to remind everyone of a few important rules and regulations here.

Residents always need to have a parking decal on their car. Any visitors must only park in visitors parking or you run the risk of being towed. Future Resident parking spots near the office are not for visitors. We want to make sure everyone has a place to park when they come home. If you notice any violations or on-going issues, please bring it to our attention so that we may address it....

What exactly is the issue with the trash? I just walked over there and it is over flowed with garbage. That is ridiculous! And what is managements solution for residents until you get it fixed? It’s not acceptable for you to tell us to keep trash in our apartments. But that is crazy that it has gotten to the point to where it’s overflowing to the street. I’ve tried calling to speak to someone but I haven’t been able to get through to a person on the phone in the office for months now. So maybe I can get a response this way.

Our compactor is down. The issue is being worked on and in the meantime, we do have an extra dumpster that was delivered today. You do not need to keep your garbage in your house. We are working diligently to get this resolved for you all!

Hey Gaby, thanks for your time and help. The extra garbage, especially the furniture, is a function of tenant churn. When people are leaving, they simply don’t care. There are 2-3 moving trucks on property every weekend. What have you guys identified as the cause of this and what are you guys doing to keep tenants from leaving?

Hi Gaby! Thank you for the reminders. These few reminders do not address other ongoing issues, such as bicycles that are chained to the stairwell railings, light fixtures that are broken, etc. We desperately need for management to do a community-wide walk-around, every day, to look for potential issues and address them promptly. As for cars that do not have parking stickers, this is a real issue. We see almost as many cars that do NOT have a parking sticker as we do cars that have stickers. This is also an issue that needs to have management's direct attention. A staff member needs to, literally, walk around the entire parking lot area and tag vehicles without decals. Thank you.

Jankovarik I agree about the parking and other issues. As someone who has lived here for 8 yrs, you can definitely see a difference in the care given to the community by the staff. Maintenance used to walk the whole property every morning picking up trash and checking for issues throughout the community, I don’t see that anymore. The parking is an issue, especially people and vendors illegally parking and using the handicap parking spaces. I don’t drive therefore I don’t have a car and the very few times I have visitors they can never find a spot to park in. Especially on the weekend.
