Dear Mr. Berriz,
As much as I'm thankful for the work getting done last week, I now have another problem. I haven't heard from Ken on this and I'm not sure he is aware of the situation. However, it definitely needs to be addressed as soon as possible. Over the weekend we were away, came home to no electricity, couldn't figure it out, and believe something went wrong with the installation that had been done earlier in the week. I called the office late Saturday to actually find Jacket in and let her know we had no power, she told me she "thought she knew what was going on and would take care of it." Shortly after, a knock on the door, it was a maintenance guy I had never met. He came in went to the breaker box and hit the power it came on I ask "what happened"? "The main power to this apartment was shut off", "why" "we are working on it, it was kids, they turned off three residents power." I'm not taking this lightly as it once again has had an diverse effect on things here.

I was working on a project and lost everything I had done couldn't recover it, didn't save it I knew I'd be back, and yes a storm could have come through and knocked the power out but that wasn't the case, and so I've had to start over, that isn't the worst of it. My son's fish are dead, I threw at least 20 down the toilet including a beautiful expensive Oscar. It is sad, he had just purchased new fish the day they fixed the problem we were having. I have lived a few places and nothing like this has ever happened. I can’t even believe this happened. We had no food parish but, this is inexcusable. We are kind to everyone, very generous to all the kids in the neighborhood so why this happened is beyond me. Something is going on out here, the kids have nothing to do and are greatly into mischief, I’m thankful my grandson had nothing to do with it, course he would be to afraid to do something so ruthless. I hope you can understand my dismay.

I appreciate you acknowledging Ken , I must agree he was there with me to smooth the way. I would tell him also that I would be remiss not to extend my true appreciation to him and his staff for their support in resolving the problem. I did attempt to call , but just missed him as I wasn’t able to call until late. My intention is to try again tomorrow.
Again, I thank you.

~ I sit here elated, dis-belief that I no longer have that worry. Thank you so very much for not hesitating to handle this pressing matter. I'm not sure how the conversation went but I know you took care of it so that I would not have to worry another day.
You must be a kind man, and from what I can see a caring man too. I sincerely want to express my gratitude to you for being so prompt with my situation. A matter that has lingered for months handled with care in a matter of a few hours. You are truly appreciated by my family and I. You have made me feel at ease and now I can move on with other things, basically I can breath a little lighter. That is all I wanted was someone to listen and hear and do and you did just that. Although we have never met, I'm sure it would be my pleasure, a kind gentleman like yourself caring for your residents is what it is all about.

I send you my deepest appreciation and warmest regards.

Dear Mr. Berriz
Hello, you don't know me of course and I've never had the pleasure. This is the situation, My family have lived here since Oct 2011 and have had an on going problem concerning our electricity breakers. It began immediately upon taking up residence in the Brandy Wine Town home we reside in. The Electricity will just go off , I can't honestly say without warning because the lights will flicker off and on and before you know it they are off and there we sit in the dark until I can find my way to the breaker box. "I'm to trip the breaker until it comes back on" is what I was told to do. Well that got old and I didn't feel I should have to do that nor was it safe in any way. So, only after they (Caesar) told me they had fixed the problem with a new breaker did I have to call again. I had been away for a few hours and when I got home my daughter had told me the heat went out a while ago, so I tried to trip the breaker and it didn't take so, I had to let them know we were without heat and could someone come out??.no response until..finally, calling again, a guy named Dave called me back saying he would be out in about 40-45 minutes. So, by the time he got here the house was cold. He introduced himself as being "new" to Brandy wine in maintenance. He pedaled around for a while until he finally admitted "he wasn't sure what the problem was, but that he would be back shortly. He returned within about 30 minutes with another maintenance guy who's name is Dave also. This guy I had met several times, he knew the situation because he had been over here doing maintenance in other capacities and was actually one of the first res ponders to the problem upon us moving in, so he was well aware of the problem. They got it back on somehow and told me that I would have another breaker installed the next day which would have been Saturday. I know that date so well because it was my birthday Friday March 3. I was assured that someone would be over the next day to put in a new breaker. Well, of course no one ever showed up. I have been baffled about this entire situation, so...I happened to see Dave who promised me I would have a new breaker installed the following day. I reiterated what he had told me just to make sure of what he was saying would happen since the following day was Saturday. Saturday came and went and no one showed to fix the breaker so, when I seen Dave a few days later I simply ask him "what happened,"? his response was.... "No one has been over there to fix that yet?" "No, they haven't." "Well, he said,,,"I let them know, so you need to call back over here and tell them." as he saying this to me I'm thinking why is this happening, no one cares about our situation and why am I having to constantly ask for this problem to be fixed? That is when I sent Ken a email message asking, emphatically that someone hear me and do something about this on-going problem.

I sent the new manager named Ken a message in response to a letter he had put on everyone doors letting us know what was and wasn't to be,,,, regarding, children playing, loud music, and certain policies such as the trees not to be played in, so on and so on.
As I responded with...What alternative do the children have since there is no place for them to play? I went on and elaborated as to my dismay about our home not being up to code and how the electricity just kept going out how I had been promised a new breaker the past weekend and at that time had had no positive response, and could someone please address the situation and if he couldn't to please lead me in the direction as to whom I needed to get prompt response from to rectify the situation. Ken did get someone over here soon after. Caesar the maintenance manager came over with the guy named Dave who wasn't sure what the problem was initially looked at it and told me "it was fixed but if the lights kept blinking to call him and he would get an electrician to check it out." Of course it wasn't fixed and the lights just kept blinking off and on causing the lights to shut off. This has had serious affects on some of our electrical appliances, my son's brand new flat screen doesn't work anymore since it kept shutting off incorrectly as well as our computer shutting off has caused problems. At&T has been out twice because of this. I'm very upset that my son's cannot watch his TV at all, this has to be corrected, it is so unfair to us that we've not had any success with your company. The electrician did come, was here about 30 minutes and told me that "he could see the problem and that it wasn't an easy fix." I assume he reported his findings to Caesar, but no one told me a thing.

I seen Caesar soon after getting in his truck up at the office so I stopped him and had to ask him "what was the problem?" and that is when he told me. " I would need to take care of it myself, I would need to get in touch with IPL because there was nothing they needed to do." I was appalled to think that we would have to pay for this problem." IPL was here and told me they needed to get it taken care of before there was a fire." Now, I'm telling you all the conversations I've encountered with Brandy wine maintenance so as of today I'm hiring an electrician to fix the problem, I cannot pay rent and pay for this too. My son's TV needs to be replaced and I feel any bills from |AT&T should be reimbursed. As you may or may not know the weather is just now warming so we've have had the heat on more than normal, a couple of weekends ago, I got up three times in the middle of the night to a cold apartment no electricity, no heat and had to trip the breaker three times. I'm afraid of this and even more so, that no one really cares to take care of this problem and have left it up to my family to correct. We are renters, we do not own this apartment so I don't know why I've had to hire an electrician but it has to be fix correctly. All the times they say it is fixed has not been the case, and if they have really put in new breakers than why are they going bad within minutes after???basically tells me something in truly wrong. All I have are questions and can't seem to get any answers. Sigh, it is so frustrating. We have tried to be great residents, I've even planted flowers in the front and back, we try to be kind to everyone and have been generous to your staff at the holidays and just in general because that is just the way we are,,,we would appreciate your assistance Mr. Berriz.
So, Perhaps you could shed some light on this serious situation. I'm sorry to send this to you in this manner, I would have rather sent you a more private message, however, Thank you for your time.

Sincerely,
Jennifer Cottman

Mr. Berriz,

On 3/15, I forwarded the below email to your Brent Boyette whom I was told is one of your "Regional" Property Managers (who was on vacation at that time) but as I assured I would receive a response, I have yet to receive any response at all. While the end result of the voicing of my justifiable complaint ended with being told that I would receive a $100.00 credit towards my April rent (not by the property manager WIlliam Torres mind you, whom I would have expected it to come from), I still expected a response from Brent merely out of business professional courtesy. Mr. Berriz, If you are really a business professional, I'm sure you know and realize that bad news travels way faster than good news... my message as follows:

Brent,

Ms. (Jennifer) Romero was kind enough to send this to your attention on my behalf this past Monday and as much as
I'd like to assume you've been busy and have not had the opportunity to contact me, I do want to remind you of it's importance to me and my busy schedule as well.

Please call or email me to address my issue of concern regarding this past Saturday (3/3) evening occurrence at the Bellagio Apartments in Orlando, FL. I was told you have been apprised to some degree of this matter by your property manager, William Torres. I've been a loyal resident for the past year and a half and in consideration of re-signing my lease being contingent on if/how you choose to respond, I'd also like to believe this may be of importance to you as a Regional Manager in the McKinley Properties hierarchy.

While one might view me as merely a disgruntled tenant, I believe I deserve the right to a proper response having been referred to you for resolution, unlike your towing service contractor, Priority One Towing who called me "incompetent" merely for requesing a copy of my receipt as my original had been misplaced. After being repeatedly put on hold by "Chris", I was finally told "no" by their company owner (or so he stated as I think his name might have been "Andrew" from hearing him speaking from the background vs. directly to me) and then hanging up on me. (your tenant)

However, despite that lack of business professionalism, I will certainly give benefit of doubt that you will respond being a profesional that I assume you are and in doing so, prevent me from choosing to further escalate this matter accordingly as may be needed.

I'll be looking forward to hearing from you soon.

Thank you,

Mark McCoy

I have been experiencing several major issues with McKinley. I'm not going to get into details in this medium as I prefer to speak with someone about this. I am waiting to hear back from one of your Senior Regional Property Managers, but I need to express the urgency in this issue. Since McKinley clearly only understands money, then let's talk money. Time is money, and well, time is burning and that's costing both of us money. I am a phone call away from my bank and getting my February rent back because of McKinley's negligence. Maybe I should find who your mortgage company is and give them a call because I'm sure they'd LOVE to see the documentation I have with the disrepair with my former apartment before they came knocking on the door and the issues got fixed. They got a terrible investment. I wouldn't invest a pencil with McKinley after this experience. Your office has my phone number. I expect a phone call.

I have been a tenant in the complex for 2yrs and have experienced several neighbors get there doors kicked in for the safety of my family I went and purchased extra locks for my doors and notified the office of my change and took them keys. well the lost the 1st set of keys so I left my job one day and brought them another one. we property has recently been purchased by McKinley I called on Jan 16th to put in a maintenance request to have my toilet fix, my ceiling fan fixed and for them to change my air filter the order was completed the next day the maintenance worker came the next day on the 27th I get a note in my door saying they need a key to get into my apt for some type of inspection so I surely they made a mistake because he just came in with a key on the 17th well I get home on the 30th and my locks have been drilled out and I am locked out of my apt that I have paid rent on consistently for the past 2years when I go to the office the following day with maintenance order in hand no is able to give me an answer. I don't understand how your able to access my apt on the 17th but tell me on the 27th you don't have a key sounds like your maintenance person is not responsible with keys and you are covering up for him. then to top things off the new supposedly lock on the door you can take your hand and move the lock back and forth if a criminal wants access its very easy for him to get in now that they have made my home very unsecure and me and my family vulnerable to the crime in this apt community.
